About
EPCinEnglish.be is operated by Sean Shanley, a building energy consultant with 20 years of hands-on experience and credentials spanning Passive House, RESNET, and ZERH.
As an expat living in the Netherlands, I know firsthand how much it matters to have services available in your own language. Navigating a new country — its systems, its paperwork, its unwritten rules — is hard enough. When critical documents arrive in a language you don't speak, in a format you've never encountered, covering obligations you didn't know you had, the gap between "I received this" and "I understand what to do" can feel enormous.
That's the gap EPCinEnglish.be exists to fill. English-speaking homeowners in Flanders are subject to exactly the same EPC requirements and renovation obligations as everyone else — but without the language, the local knowledge, or the professional network to navigate them confidently. Managing to get a rough translation of the EPC with Google Translate gets you part of the way there. Understanding what it actually means for your home, your budget, and your legal obligations is a different matter entirely.
My philosophy across all my work is simple: better buildings only happen when the process is approached holistically. That means understanding a home's energy performance as a system — not as a checklist of individual measures — and helping homeowners make decisions that are right for their situation, not just the cheapest or fastest route to compliance.
Credentials
Certified by the Passive House Institute — the international standard for low-energy building design and retrofit.
Certified Home Energy Rating System rater — the US standard for residential energy performance assessment.
Senior RESNET credential for quality oversight of energy rating programmes.
Qualified to train and certify new HERS raters — a credential that reflects both technical depth and teaching ability.
US Department of Energy Zero Energy Ready Home — a rigorous whole-home performance standard.
Academic foundation in environmental systems, energy policy, and sustainable built environments.
These credentials reflect 20 years of work across building energy consulting, energy modelling, HVAC design, green building certification, and code compliance — primarily in the residential and affordable multifamily sectors. The technical framework is different in Belgium than in the US, but the physics of heat loss, air movement, moisture management, and system efficiency are universal.
EPCinEnglish.be applies that expertise directly to the Belgian EPC context — helping English-speaking homeowners understand not just what their certificate says, but what it means, what it costs, and what to do about it.
